OMH, L.L.C. renovated and rehabilitated a building known as&nbsp;<a href="http://www.mlive.com/business/west-michigan/index.ssf/2016/01/see_what_the_rowe_will_look_li.html">The Rowe</a>, on the corner of Monroe Avenue and Michigan Street in the city of Grand Rapids. For years, the city expressed a desire to see this under-utilized building in the heart of Grand Rapids undergo much-needed rehabilitation to add to the vitality of the community. The project involved a complete renovation and rehabilitation of the former Rowe senior living building into market-rate residential apartments, residential condominiums, parking and retail space.
Warner&rsquo;s Construction Industry Group prepared and negotiated all contracts associated with the design and construction for the rehabilitation of The Rowe. &nbsp; Our Real Estate Practice Group provided solutions to title and sewer line issues and assisted in working with local and federal governments to execute upon the redevelopment activities. Our Condominium Law Practice Group prepared and negotiated condominium documents to allow individual ownership by parties within the building, and provided counsel for lease arrangements. In addition, we prepared and negotiated brokerage and management agreements. &nbsp; Warner&rsquo;s Economic Incentives Practice Group utilized numerous programs for financing the project, including: Brownfield Tax Increment Financing, Neighborhood Enterprise Zone tax abatement, Building Reuse Incentive Program grant, Streetscape grant, Areaway Fill grant and the Community Revitalization Program loan.

Rehabilitation Project for The Rowe Building in Downtown Grand Rapids

55 Ionia Partners, LLC, renovated the former Morton hotel into modern, market-rate apartments, residential condominiums, and office and retail space. The structure is a combination of two buildings with historical significance, combining three basements and reaching 14 floors.
Warner&rsquo;s Construction Industry Group prepared and negotiated all contracts for the complex design and construction activities of the two-building facility. &nbsp; Our Condominiums Law team prepared condominium documents for individual ownerships of various parts of the building while allowing the building to operate as an integrated mixed-use development. We also worked closely with the city of Grand Rapids to allow enhancements to the project through cosmetic improvements, adding aesthetically to the surrounding areas. Further, we prepared and negotiated brokerage and management agreements. &nbsp; Warner&rsquo;s Real Estate team and Commercial Finance Law team worked with in-house counsel to secure financing for the construction of the project, including review of loan documents and resolution of title and survey issues.

Hotel Renovation Creates Luxury Living in Grand Rapids

Warner helped with this joint venture development project in downtown Grand Rapids, which included a multipurpose entertainment venue with 2,400 seats called The Venue, plus 44 one-bedroom apartment units, 20 two-bedroom apartment units and 24 micro-loft condominiums. 
Warner helped secure a Brownfield Michigan Business Tax Credit totaling $4.52 million and tax increment financing through the City of Grand Rapids Downtown Development Authority Development Support Program totaling approximately $1.75 million for the project. In total, we secured $6.27 million in economic incentives for this project. 
In addition, Warner established the joint venture, helped facilitate the land acquisition and provided drafting and negotiation of myriad agreements, including development agreements, condominium documents, and agreements with neighbors and the City of Grand Rapids.&nbsp;
