Economic Incentives for New Health Center

This $30 million health center, a public-private collaboration of three health services organizations, opened in 2011 to provide medical, mental health and substance abuse services to an underserved population. The clinic created 80 full-time health-care jobs.

Warner assisted the center with its real estate and economic incentives work. The project presented unique challenges due to its non-profit status and its reliance on donated funds.

Still, Warner secured and maximized a $3.3 million Brownfield Michigan Business Tax credit and a $9 million New Markets Tax (MBT) Credit as well as federal grants to assist the client.

Warner also assisted the developer with the acquisition of the real estate required for the project and the resolution of title and permitting issues. In addition, we also provided contracts for the design and construction of the facility.
